Two new lodge developments offer potential investors the unique chance to get involved in tourism opportunities near the Okavango in Botswana. It is unlikley investors will get this sort of opportunity again.

The Kavango Zambezi Transfrontier Conservation Area is situated in the Okavango and Zambezi River basins where the borders of Angola, Botswana, Namibia, Zambia and Zimbabwe converge.

The TFCA spans an area of approximately 287,132 square kilometres and will include 36 national parks, game reserves, community conservancies and game management areas.

Kavango Zambezi is home to a number of investment opportunities including two lodges that will be located in the Botswana boundary of the TFCA, the details of which are provided below.

Nogatshaa Lodge

The estimated cost of the development is: US$1.86-million

  • The proposed site for the Nogatshaa Lodge is located to the north of Mapororo Pan. The topography of the site is quite uniform with no major outcrops.
  • The site is positioned to look southwards across the pan to take advantage of the open vistas.
  • Vegetation is described as open Mopane stands with Combretum and dwarf shrublands.
  • Accessibility to site is from Sedudu entrance gate near Kasane, the Phoha entrance gate via Pandamatenga and from Savuti via Zweizwei pan following the Ngwezumba River.
  • The site is accessible to 4x4 vehicles only.  The majority of tourists to the lodge are expected to fly in.
  • The high game concentrations provide a strong attraction upon which the tourism product can be developed. The site is about 11km from Nogatshaa Pan and 27km from Phoha entrance gate.

Ghoha Hills Lodge

The estimated cost of the development is: US$2.39-million

  • The proposed site for the Ghona Hills Lodge lies approximately 1km to the south west of Ghoha Hills on a sandy slope covered with mature teak trees and overlooking a pan.
  • There is a band of natural vegetation between the site and the flat expanse of the pan.  Vegetation is described as mainly Mopane woodland on lacustrine soils, a few open Wild Teak stands, scattered Baobabs, False thorn, White Seringas etc.
  • The chosen site offers a magnificent view over the open pan in a southerly direction.  The site is about 1hour drive from Savuti airstrip (about 30 km southwest of the site). 
  • Current access to the site is from Ghoha entrance gate and Savuti
